These Terms of Use (“Terms”) govern your access to and use of the website at https://flossysbuildingservices.com/ (the “Site”), operated by Flossys Building Services LLC (“Flossys,” “we,” “us,” or “our”).
By using the Site, you agree to these Terms. If you do not agree, do not use the Site.
These Terms are practical website terms for a small U.S. custom home builder. They are not formal attorney legal advice and are not a construction contract.

2. The Site is informational
The Site describes our custom home approach (buy location / demolish / rebuild) and showcases example projects such as the Three-Story Custom Home, the Levittown Two-Story Addition and the Croydon New Build.
Important:
- Content on the Site — including project photos, renderings, plans, timelines, and marketing copy — is for general information only.
- The quiz and lead forms are not an offer to sell real estate, not a construction contract, not financing approval, and not a credit decision.
- Submitting a quiz or form does not create a builder–client relationship, purchase agreement, or obligation for either party to proceed.
- Any actual project, purchase, demolition, or construction work requires separate written agreements and applicable approvals, permits, and financing arranged outside this Site.
Past project results do not guarantee future results. Designs, costs, schedules, and feasibility vary by lot, municipality, and client circumstances.
3. Eligibility and acceptable use
You may use the Site only for lawful purposes and in accordance with these Terms. You agree not to:
- use the Site to submit false, misleading, or fraudulent information
- attempt to gain unauthorized access to our systems, forms, or data
- interfere with or disrupt the Site’s operation
- scrape, harvest, crawl, or systematically extract Site content, lead forms, or user data without our prior written permission
- use bots, spiders, or automated means to submit forms or overload the Site (except ordinary search-engine indexing of public pages)
- copy, mirror, or republish substantial Site content for commercial use without permission
- reverse engineer or attempt to extract source code except as allowed by law
- use the Site in any way that violates applicable law
We may suspend or block access that we reasonably believe violates these Terms.
4. Intellectual property
Unless otherwise noted, the Site and its contents — including text, logos, graphics, photos, renderings, plan images, layout, and branding — are owned by Flossys Building Services LLC or used with permission, and are protected by copyright, trademark, and other laws.
You may view and temporarily download pages for personal, non-commercial use related to learning about our services. You may not reproduce, distribute, modify, create derivative works from, publicly display, or commercially exploit Site content without our prior written consent, except for limited fair use as allowed by law.
“Flossys,” related marks, and Site branding may not be used without permission in a way that suggests endorsement or affiliation.
5. User submissions
If you submit information through a quiz, form, or email:
- you represent that the information is accurate to the best of your knowledge
- you grant us permission to use that information to respond to you and operate our business as described in our Privacy Policy
- you must not submit unlawful, infringing, or confidential third-party information you are not authorized to share
Do not upload materials we do not request (for example, full credit reports or government ID images) through public forms.
6. Third-party services and links
The Site is hosted on Netlify and may rely on email delivery paths (including Netlify Forms / serverless functions and, if used, FormSubmit.co) and third-party resources such as Google Fonts. Third-party services have their own terms and privacy practices.
Links to other websites are provided for convenience. We are not responsible for third-party content or practices.
7. Disclaimer of warranties
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.
We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components, or that Site content (including project examples, renderings, or quiz outcomes) is complete, current, or suitable for your specific situation.
Some jurisdictions do not allow certain disclaimer limitations; in those places, our disclaimers apply to the fullest extent permitted.
8. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, FLOSSYS BUILDING SERVICES LLC AND ITS OWNERS, MEMBERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR BUSINESS OPPORTUNITY, ARISING OUT OF OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100) OR THE AMOUNT YOU PAID US SPECIFICALLY TO ACCESS THE SITE IN THE TWELVE MONTHS BEFORE THE CLAIM (IF ANY), WHICHEVER IS GREATER.
These limits do not apply to liability that cannot be limited under applicable law. These Terms limit liability related to website use; they do not rewrite rights or duties under a separately signed construction or real-estate contract.
9. Indemnification (light)
You agree to defend, indemnify, and hold harmless Flossys Building Services LLC and its owners, members, employees, and agents from and against reasonable claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your misuse of the Site, your violation of these Terms, or your submission of unlawful or infringing content — except to the extent caused by our own willful misconduct.
10. Privacy
Our collection and use of personal information is described in our Privacy Policy. By using the Site, you acknowledge that policy.
11. Changes
We may update these Terms by posting a revised version on the Site with a new effective date. Continued use after changes means you accept the updated Terms. If you do not agree, stop using the Site.
12. Governing law and venue
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law principles. You agree that exclusive venue for disputes arising out of these Terms or the Site will be the state or federal courts located in Pennsylvania, unless applicable law requires otherwise.
13. General
If any provision of these Terms is found unenforceable, the remaining provisions remain in effect. Our failure to enforce a provision is not a waiver. These Terms, together with the Privacy Policy and any other notices we post, are the entire agreement between you and us regarding Site use (not regarding construction services, which require separate contracts).
