Location first

The lot matters. The old house doesn't.

Most people shop for a house and settle for whatever location comes with it. We flip that. You start with the street, the commute and the lot you actually want to wake up on, and we deal with what's standing there.

If the existing house is tired, rotted or simply wrong for you, that's fine. Depending on the property, we tear it down completely or keep what's sound, like existing basement walls, and build new to plans drawn for that lot.

  • Location you love

Start with the place, not the listing photos.

  • Buy · Demolish · Build

One point of contact from demolition through foundation, framing and finish.

  • Flawless finish

Built to the drawn plans, inspected along the way, finished with care.

The path

How it works: three honest steps

Qualify, pick the location, then demolish and build. Here's what actually happens at each step.

  1. Qualify

Answer eight quick questions about your credit range, closing funds, employment, income and the home you want. It takes about a minute and it's informational only: no credit pull, no approval.

    • Instant on-screen result: “You're ready” or “Let's talk”
    • Leave your name, email and phone if you'd like a follow-up
    • We follow up by phone call and email. We do not text.
  2. Pick the location

Tell us the neighborhood, street or specific property you love in Pennsylvania. We look at it with you, and we don't care how the existing house looks from the outside.

    • Lot size, setbacks and what can be built there
    • Condition of the existing structure and foundation
    • Whether a full teardown or a partial rebuild makes sense
  3. Demolish & build

Once written agreements, plans and permits are in place, we clear the site and build: demolition, foundation, framing, systems and finish, with inspections along the way.

    • Plans drawn for your lot before work starts
    • Timelines depend on permits, inspections, weather and scope
    • Progress you can see, like our project pages

Qualify → Pick the location → Demolish & build describes our general process for educational purposes. Actual buy, demolish, and rebuild steps require independent contracts, approvals, and funding. Flossys does not offer financing approval through this site.

FAQ

Questions we hear most

Do you offer or approve financing?

No. Flossys does not approve financing on-site or through this website. The quiz asks about credit range, closing funds, employment and income so our first conversation is realistic, but it is not a credit check or an approval. Financing is arranged separately, outside this website.

What does the quiz actually do?

It's eight questions and it's informational only. At the end you see a result and can choose to leave your name, email and phone. Submitting doesn't reserve a lot, start any work or create a contract. We review your answers and follow up by phone call and email.

How long does a demolition and rebuild take?

It depends on the property and the scope. Permits, inspections, utility work, weather and material lead times all play a part. We don't promise timelines on a website; we talk through a realistic schedule once we know your specific lot.

Does the existing house need to be in good shape?

No, and that's the point of building location-first. Three-Story Custom Home started with severe rot. What matters is the lot, what can be built on it, and whether any existing parts, like basement walls, are worth keeping.

Where do you build?

Pennsylvania only. Our current projects are in Bucks County, including Levittown and Croydon. If your lot is somewhere else in Pennsylvania, email us and ask.

Can you help me find a lot?

Yes. We can help you identify and pursue a lot or teardown property that fits the home you want. We're builders, not a real estate brokerage or a lender, so the purchase and any financing go through the appropriate licensed professionals.

How do I reach you?

Take the quiz, or email info@flossysbuildingservices.com. We follow up by phone call and email. We do not text.

Found the location? Let's see if you're ready.

Eight questions, about a minute, no credit check. Then we take it from there by phone call and email.

Qualification

Ready for your dream location?

Eight quick questions. If you’re ready, we’ll build where you want to live — not settle for the house that’s already there.

  • About 60 seconds · 8 questions
  • No credit pull, not a financing approval
  • Follow-up by phone call and email only, never texts

Flossys Building Services LLC helps clients pursue custom homes through a location-first process (buy the location you want, demolish what's there when appropriate, and rebuild). Our website quiz and "How it works" steps are informational only. Submitting answers does not approve credit, guarantee financing, reserve a lot, start demolition or construction, or create a binding contract. Any project depends on separate written agreements, feasibility, permits, inspections, insurance, and financing arranged outside this website. Past projects (including Three-Story Custom Home, Levittown Two-Story Addition, and Croydon New Build) are examples only and do not guarantee future results, costs, or timelines.
